The Barracuda Championship Is Here
There is a beautiful buzz in the air this week here at Old Greenwood as the grounds crews continue to work tirelessly around the clock to get the course ready for the long awaited Barracuda Championships.
It has been truly an honor and a humbling experience to play the course as it's quickly evolving to PGA calibre tournament conditions. Deep rough, fast greens, tough pin locations and beautiful striped fairways will be the norm, as the best players in the world battle for the top spot. The scoring format is a Modified Stableford, unique to your typical tournament, rewarding players to take risks and go for eagles and birdies. Formerly called the Reno/Tahoe Open and held in previous years at Montreux in Reno, Old Greenwood has signed a four year contract as the host for this exciting tournament. Last year was the first year in t's new location, however, due to Covid restrictions, spectators were not allowed to attend. This year the PGA is allowing for spectators to once again line the fairways and we couldn't be more excited to host this event.
With a $3.5M prize purse and much needed FedEx Cup points up for grabs, many notable PGA professionals have committed to playing next week. some of the most recognized names include Matt Kuchar, Jimmy Walker, Gary Woodland, Brandt Snedecker, 2016 Master's Champion Danny Willett, John Daly and Rickie Barnes among others. Real Estate Update
As you may have noticed, and what is customary for this time of year, we are starting to accumulate a little more inventory than the prior months past. As of right now we have approximately 258 listings equating to 6 weeks supply of inventory. To put this in perspective, a typical balanced market sits at 6 months supply of inventory, hence, we are still experiencing a heavily weighted seller's market and extreme velocity for the region.
However, it does feel to me that buyers have perhaps reached their limit as we've seen a delta of 36% between median asking price ($1,295,000) and the resulting median sales price ($950,000.) This median sales price is still an alarming 38% increase YOY.
Newer properties are still selling either before or within days of going live on MLS, where buyers may now have a sliver of opportunity with typically older listings that have accumulated more days on market. I will continue to work hard to find new off-market opportunities for you to get you a jump start on the competition.
