Matty’s Minute: Clearing Skies In Truckee

The Dixie Fire Pushing North West from the top of the Legacy Trail in Glenshire, Truckee.

The recent wildfires within close proximity to the Truckee/Tahoe area, most notably, California's largest fire in history, the Dixie Fire, has burned 699,666 acres and as of today is now 35% contained.

The poor air quality of late has forced many of us to seek shelter indoors, and/or follow air quality apps like Purpleair.com to migrate temporarily in the search for fresh air.

I am pleased to report that with a significant shift in winds, the region is now clear of hazardous AQI numbers, and refreshing to see everyone outside recreating to make up for lost time in recent weeks. View the above picture I snapped at the top of the famed Legacy Trail on the Truckee River as it pushed out two evenings ago. If you're thinking of coming up to visit the region, please don't hesitate to contact me for a live air quality update as your boots on the ground should the wind shift the smoke to your area.

While we still hover slightly over the 6 weeks supply of inventory with median days on market at just 10 days.... Gray's Crossing tops my list this week with the best opportunities and the most good inventory in our Core Communities.

With my favorite Gray's Crossing house of all time, 11910 Coburn Drive recently going into contract this week along with two others 11598 Henness Road and 11606 Henness Road, there are currently 8 properties under contract with an average price of $2,154,250 and 5 active listings.

6 homes have sold in the last 3 months with an average price of $2,320,272 and $743/foot, a 47% increase to that same timeframe one year ago. Click the links below for active Gray's Crossing listings.

As of today, with the new indoor mask mandates, real estate touring practices are still "a go" in Truckee and have not changed as of yet, other than following the new protocol and wearing masks indoors. While touring, let's practice being respectful of owner's properties, still practice treating homes like museums by minimize touching, and sanitizing hands before and after touring.

Please contact me for more information regarding a specific property or community of interest and/or to schedule a time to tour or a listing consultation today.

Have a great weekend,
Matty
